![Galiyat Holiday Home Investment Guide | ROI, Airbnb Income & Property Management in Pakistan, Haven Holiday Homes market report](https://havenholidayhome.com/public/reports/1778732657_cover.webp) What can a holiday home in the Galiyat earn? This guide projects month-by-month rental income for 1- to 5-bedroom properties in Khaira Gali, from about PKR 2.4 million a year for a 1-bedroom apartment to PKR 11.5 million for a 5-bedroom villa, and shows what owners take home under Haven's two management plans.

Why the Galiyat is a strong short-stay market
---------------------------------------------

The Galiyat corridor of Khaira Gali, Changla Gali, Dunga Gali and Nathia Gali draws families from Islamabad, Lahore and across Pakistan, along with overseas Pakistanis visiting home. Pine forests, valley views and cooler summers make it one of the country's most popular hill destinations, and demand is shifting from hotels towards private holiday homes that a whole family or group can book together.

Booking.com listings for the Nathia Gali corridor averaged about USD 132 a night in 2025, with premium properties around USD 179. Haven's own homes in Khaira Gali publish rates of PKR 45,000–55,000 a night for 3-bedroom homes, rising sharply in July and August.

Annual income by property size

The projections below are based on Haven's published rates and observed occupancy in Khaira Gali. Owner income is shown after a 15% booking platform fee and the relevant management share.

------------------------------

**The jump from 2 to 3 bedrooms is the biggest step up.** A 3-bedroom home earns almost twice as much as a 2-bedroom apartment (PKR 6.8 million against 3.5 million), because it moves into whole-home family and group pricing. Its July rate is more than double the 2-bedroom rate.

**Per bedroom, the 3- to 5-bedroom homes earn about the same.** Each generates roughly PKR 2.2–2.3 million of gross revenue per bedroom a year, while the 2-bedroom apartment earns about PKR 1.75 million per bedroom. Larger homes book fewer nights (55% occupancy for a 5-bedroom villa against 64% for apartments) but make up for it with much higher nightly rates.

**Larger homes need more running.** A 5-bedroom villa generates the most income but also the most cleaning, linen and guest coordination, which is where full-service management matters most.

Peak nights are priced at two to three times the off-season rate, which is why season-aware pricing has such a large effect on annual income. 20/80 or 40/60: which earns the owner more?
-------------------------------------------

Under the **20/80 plan**, Haven handles everything online (listings, pricing, bookings, advertising and guest communication) and the owner runs the ground operations: cleaning, caretaking, linen, check-in and day-to-day maintenance. Under the **40/60 plan**, Haven runs both, and the owner is responsible only for the property itself: structure, furnishing and major appliance replacement.

On paper the 20/80 plan always pays more, but the owner then pays for ground operations. The real question is whether your annual cleaning, caretaking, linen and consumable costs stay below the gap between the two plans:

PropertyOwner, 20/80Owner, 40/60Gap (PKR per year) 1-bedroom1,640,1601,230,120410,040 2-bedroom2,381,0201,785,765595,255 3-bedroom4,606,3203,454,7401,151,580 4-bedroom5,841,8804,381,4101,460,470 5-bedroom7,824,0805,868,0601,956,020 If your ground costs come in below the gap and your standards are consistently high, 20/80 returns more. If you live away from the Galiyat, have no staff there, or a single poorly cleaned stay would cost you reviews, 40/60 is usually the better choice. Professional management vs developer rental schemes
---------------------------------------------------

Many owners in newer Galiyat developments are enrolled in a developer-run rental scheme that pays a fixed monthly amount. It feels predictable, but the owner gives up the peak season. Take a 4-bedroom home on a scheme paying PKR 150,000 a month, which is PKR 1.8 million a year. In this projection, the same home earns the owner PKR 861,900 in July alone under the 40/60 plan, and PKR 4.38 million across the year.

The difference comes from how the home is run: rates that change with the season, listings on several platforms at once, professional photography, and booking-by-booking statements, so the owner can see exactly what the property earned.

> "A developer-managed property in our area was earning PKR 85,000 per month on a fixed scheme. After switching to Haven's 40/60 plan, the same apartment earned over PKR 280,000 in the following July alone, and averaged PKR 160,000 per month across the full year." — Property owner, Khaira Gali, 2024 season

How these figures were calculated
---------------------------------

- **Rates:** Haven's published nightly rates in Khaira Gali, cross-checked against Booking.com and Airbnb listings in the corridor.
- **Occupancy:** observed occupancy for professionally managed homes in the 2024–25 season.
- **Owner income:** gross revenue, less a 15% booking platform fee, multiplied by the owner's share (60% or 80%).
- **Not included:** income tax, structural maintenance, furnishing and appliance replacement. Under the 20/80 plan, the owner's ground operating costs are also not deducted.
- **Data period:** projections based on the 2025–26 season.

These are indicative projections, not guaranteed returns. Results vary with the property's condition, location, views and readiness for guests.

Frequently asked questions
--------------------------

### How much can a 3-bedroom holiday home in Khaira Gali earn?

In this projection, about PKR 6.8 million in gross revenue a year. After platform fees, the owner receives about PKR 3.45 million under the 40/60 plan or PKR 4.6 million under the 20/80 plan, before their own ground costs.

### Which property size gives the best return?

The 3-bedroom home offers the biggest step up in income, nearly double a 2-bedroom apartment. From 3 bedrooms upward, income per bedroom stays roughly level at PKR 2.2–2.3 million a year, so larger homes earn more in total but take more effort to run.

### When are the busiest months in the Galiyat?

July and August are the peak, with occupancy of 85–92% and the highest nightly rates. September stays strong, and December to February brings snow-season visitors.

### Can I still use the property myself?

Yes, under both plans. You can block dates for personal stays, subject to bookings already confirmed. Blocking quieter months keeps the cost of a family stay lowest.

### Is rental income from a holiday home taxable?

Yes. Rental income from property is taxable in Pakistan under the Income Tax Ordinance 2001. Haven's booking statements make annual reporting straightforward, but speak to a qualified tax advisor about your own situation.
