Murree Holiday Home Feasibility & Earnings Projection

Murree Holiday Home Feasibility & Earnings Projection, Haven Holiday Homes market report

How much can a large holiday home in Murree earn? This feasibility report projects a full year for a 10-bedroom property near Mall Road with covered parking for 7–8 cars, fully managed by Haven under our 40/60 net-profit partnership. The expected outcome is PKR 25.1 million in gross revenue, with PKR 7.86 million going to the owner.

Why Murree is a strong short-stay market

Murree has two distinct peak seasons. In June and July, families from Islamabad, Lahore and across Punjab come up to escape the heat of the plains. In December and January, snow brings a second wave of visitors. Between the peaks sit quieter shoulder months, which is why seasonal pricing matters more in Murree than in most Pakistani destinations.

Large homes stand out in this market. Most Murree accommodation is hotel rooms and small apartments, so extended families and groups travelling together have limited choice when they want to stay under one roof. Parking is the other constraint: Murree is known for its shortage of parking, and a home with covered parking for several cars solves a real problem for guests arriving in more than one vehicle.

The property in this projection

  • 10 bedrooms, let by the room
  • Located near Mall Road
  • Covered indoor parking for 7–8 cars
  • Fully furnished and fully managed by Haven

The figures model a stabilised year: a home that is already listed, reviewed and operating normally, rather than its first months on the market.

What the monthly numbers show

Three months carry the year. June, July and December together produce about PKR 7.2 million in net income, around 55% of the annual total. August and January add another PKR 2.8 million.

March and November are the weak points. Occupancy falls to around 30% and net income drops to roughly PKR 90,000–110,000 for the month, because fixed running costs continue whether or not the home is full. These are the best months for owner-side work such as structural repairs or furniture replacement, since taking the home offline costs the least.

Costs are part fixed, part variable. Across the year, operating costs take about 48% of revenue. Roughly PKR 6.5 million of that is fixed (staff, base utilities and marketing); the rest rises and falls with bookings.

Haven share (40%)1,294,0005,238,0007,638,000

The gap between the scenarios comes mainly from occupancy and rates. In the low case, fixed costs take a much larger share: operating expenses absorb about 74% of revenue, compared with 48% in the expected case. The expected case assumes season-aware pricing, and the high case assumes the home consistently achieves premium rates.

How these figures were calculated

  • Revenue = 10 rooms × nights in the month × occupancy × nightly rate.
  • Operating expense = fixed running costs of about PKR 6.5 million a year (staff, base utilities, marketing), plus about 22% of revenue for booking commissions, cleaning, laundry, linen, amenities and peak-season utilities.
  • Not included: owner-borne items such as government taxes, structural maintenance and furniture or appliance replacement.
  • Currency: all figures in PKR; USD conversions use PKR 280 to the dollar.
  • Prepared: June 2026.

This is an indicative projection, not a financial guarantee. Actual results depend on the property's condition, its readiness for guests and market conditions.

How the partnership works

Haven runs and funds day-to-day operations. All operating costs are paid from rental income first, and the remaining net income is split 60% to the owner and 40% to Haven, with no fixed management fee. The owner covers taxes, structural maintenance, replacement of furniture and major appliances, and building insurance. See the full breakdown on our property management page.
